Bio M MAxL Incubator Feasibility Study & Location Analysis
In 2022, we conducted a feasibility study for the Bavarian Biotech Cluster Organization Bio M. In this study we assessed the potential for establishing a start-up incubator for pre-seed and early-stage start-ups at the Innovation and Start-Up Center for Biotechnology (IZB) in Planegg-Martinsried. Our study played a role in securing funding for the MAxL incubator project from the Bavarian State Ministry of Economic Affairs, Regional Development, and Energy.

Our team's prior expertise in molecular biology and understanding of the startup biotech operations was vital in conducting the feasibility study. Leveraging this knowledge, we developed a preliminary layout for the incubator space, considering the IZB infrastructure and the needs of representative early-stage teams from the Bio M startup support ecosystem. This comprehensive approach of defining "lab capabilities" ensured that the proposed concept for the lab and office facilities for the future MAxL incubator would meet potential startups' needs.
Design
Creating this ecosystem for the MAxL feasibility study involved carving out spaces for social interaction - Standup and welcome area, Tea kitchen, Team rooms, open workspaces. We reconfigured the existing room layouts for this and repurposed existing equipment, in order to create an inspiring and interactive space. Shared Lab Concept The MAxL incubator was conceptualized with connectivity to various spaces in mind, making use of the existing IZB infrastructure and flexible usage to promote collaboration and effective space utilization.
Finances
Our experience in laboratory equipment procurement and understanding of the spatial needs enabled us to assist the Bio M team in preparing a cost estimate for conversion of the existing IZB laboratory space into the collaborative space for the MAxL incubator.
